Do not go if you are looking for a clean place
The property is in a bad shape. Needs upgrad. Rooms are not clean with molds in the bathroom. Sink was clogged. The cleaners don’t even clean drawers. There was a very old can of beef soup! Disgusting bathroom. We didn’t take shower due to mould!

Bleh
Location - fantastic, whether you are on a ski trip or interested in Mammoth Lakes' Village. The shuttles stop 30yards from the hotel. The person at the reception was nice enough. The room was warm, and the fridge & microwave both worked. Nights were mostly quiet (no parties near our room, or kids running outside our door with ski boots). That about sums up the positive aspects of our stay. The mattress and pillows - super uncomfortable and inadequate. The mattress was squeaky and knotty/uneven; the pillows (3 total on a queen size bed) came in two flavors: (a) hard as a rock and extra thin, or (b) small,fluffy & collapsing to nothingness with the slightest weight on it. The bathroom - falling apart, with rust everywhere and the tub literally cut-up with surface chunks missing. We stayed at the same place 5-6 years ago and I don't see evidence of a single dime invested in it since. Not even for basic maintenance, apparently: three days after the recent snow storm the driveway up to the hotel was not cleaned, making it impossible for cars even with chains to enter directly from the Main St. Of course the parking lot too was covered with ice & melting snow. The room "cleanliness": there was a used towel with a yucky stain hanging on the BR door when we first walked in! The comforter and the sheet were terribly stained to the point where we had to throw an old blanket I had in my car over the bed for it to look acceptable. There were human hairs under the bed covers :-P, etc.

Don't do it
Used to stay here when it was the Roadway. That was bad enough, but now much worse. Toilet was leaking. Bed on a metal stand that rocked annoyingly all night. Hot tub permanently out of commission. Never again will I try and save money and stay here

Left early it's so bad
If you party, then this place is acceptable because you're probably too drunk to notice how loud the place is, how itchy the sheets are, and how run down the room is. $180 for a mid-week stay!!?? I left early because the room was so uncomfortable.

Basic as basic can be
This was about as basic as basic gets. I was looking for a roof over my head and that's what this location provided, not much more. Several lights were either out or missing bulbs. The pillows were paper thin yet lumpy. The bed was so-so but I slept on top of it in a sleeping bag so I didn't use the paper-thin covers. On the bright side, the heater worked almost too well but couldn't be adjusted to a comfortable level. Would I stay here again? Not likely unless there were no other reasonably priced rooms available in the immediate area.

Service needs improvement
Stayed one night. Walked into hotel front office to check in and was asked to wait while the owner was complaining to a worker that he took too long to clean rooms and he was leaving them dirty (I.e. not doing the laundry) and the next day would be his last chance. The interaction lasted 5-10 minutes. The worker spoke little to no English - the owner asked if I spoke Spanish to help translate her complaints. Making a guest wait to witness that is bad enough, but also asking a guest to be involved is inappropriate. The owner’s sons were very friendly and did their best to damage control. The rooms themselves are aged and after hearing the owner’s complaints about dirty rooms, it didn’t make it a great stay. Next morning we needed to ask for a late check out but the front office was closed until 3pm. Service can definitely improve. Otherwise, if you’re looking for an inexpensive stay in mammoth - does the job.

Great location, comfortable room
Awesome location and bed sheets were clean and felt very soft. But the bathtub tilt didn’t allow for proper drainage and shower curtain had a little mold. Mini fridge had a freezer compartment that was very effective.
