There’s so much to love about this property: the decor is stunning, our room had a private pool, the communal breakfast, the friendliness of our host. A couple of things that were tough for us: this is not a hotel. It’s more of a home that rents out rooms. That means there’s super limited amenties. No room service or laundry. We had to pay the hotel via PayPal which added an additional hundred dollars to our reservation (the alternative was to wire funds which we were not comfortable doing). The last thing was the location. It was off the beaten path, we had a rental car which helped and other guests seemed to do just fine with bikes. Overall, I did not feel like the value was there for what we paid and likely wouldn’t stay here again unless the price dropped significantly.

The perfect Tulum gataway basecamp
We had an amaZin stay at 16Tulum, the villa is amazing and is a lush oasis of quiteness and fantastic architecture. Our room (#3) was very spacious and very well setup. Rebecca the villa manager gave us awesome recommendations and took our stay to the next level.

16 Tulum is a really unique place and we really enjoyed our time here. It’s relaxing and laid back vibe was perfect. Communication with the villa was very easy and saw to any issues we had with ease. Amenities, cleanliness and accessibility was spot on and close to all the food food places in town. The building is so beautiful and the added bonus of the fire pit on the evening made it very worthwhile. Our only regret was not staying longer :)

- property was under construction...and not in ready condition for guests - Tulum was raining hard when we arrived. At one point, water stopped. Sink, shower, toilet...no water.... - when hair dryer was used, the air conditioning stopped working...turning on and off....and inside the electrical switches, we could see flashes of electric charges....very scary....we almost decided to leave (refund or no refund....it looked very dangerous!)

Un petit coin de paradis
Perdu dans un coin discret de Tulum loin du bruit et des animations touristiques cet endroit est juste magnifique ... les chambres sont grande et d une propreté irreprochable . L espace commun avec la piscine est idéal pour se poser avant et où après les activités nombreuse proche de Tulum . Les conseils de Laura et Alex nous ont été également été bien utile !!! Un grand merci également à Paco le manager qui fera tout son possible pour faire de vous satisfaire . Petite suggestion pour parfaire le tout : Un petit dej ( c est prévu ) Des petites liseuses dans les chambres PS: je vous conseille d avoir un véhicule sur Tulum il y as des vélos à dispo gratuitement mais il fait très très chaud !!! Et les distances sont parfois longues. Merci à vous et au plaisir
