Poor condition, cold shower, poor service
Paper thin walls, you can hear everything thats going on outside. The shower was cold/barely warm. The staff member wasn’t interested in looking into this and asked me to check again. The room was in a bad condition. Old dirty walls. Only good thing is the location. My advice is to avoid this place and book a modern clean hotel.

Staff was kind and accommodating. The room was very basic, yet comfortable, spacious, and clean. The grounds were lovely. This is not a luxury stay, but it was quite pleasant for me. I'd definitely stay again. Great value!

I would not recommend this hotel. There’s no sound proofing at all. You can hear the neighbors conversations through the walls word to word. The shower is hit and miss with the hot & cold water. During the shower, bathroom/toilet floors get flooded and the water sits there for hours. People smoke right outside the rooms and the smoke goes inside. The customer service needs better attention and requires more respect for the guests. The reception person had a very loud phone conversation at night, with no concern of all the guests disturbance.

A quiet 0eaceful oasis in the centre of the city
Gaps House is a beautiful place to stay. secluded but close to all amenities and within easy reach of beauty spots. The rooms were delightfully clean and spacious with a very comfortable and soft bed. The best sleep I have had in years. The rooms are tastefully decorated and the shower and toilet were first-class.
The staff were all very attentive and helpful. The breakfasts were very nice and healthy .
All in all a very nice positive experience for a very modest cost. I will be back there.

Great stay on a budget
Great price. Rooms were big but not deluxe. Quiet but within walking distance of restaurants and bars. Really enjoyed the Thai cooking class. I would highly recommend that you take it.

Great little place close to the East Gate and Sunday night market. The Breakfast was displayed beautifully but could use a bit of variety. Lots of mosquitoes but nets were provided. A homely and rustic guesthouse!

The Gap’s House is inside the walls of the old city. Location is great; near all markets and shopping. The real nice thing is the atmosphere. You are tucked in a small wooded area; it’s like a secret Garden. Best Value for money. A relaxing quite safe hideaway. No TV in room witch added to the relaxation. Nice outside sitting area in the front of each room.

Beautiful, good money for value, well located.
We arrived later in the evening and they happily found our reservation and checked us in. (3 people in 2 rooms.) The front desk woman some say is grumpy was totally lovely with us. We had the most expensive rooms (~$24) and they were very large, clean, well appointed, and honestly fabulous for the cost. The property itself is beautiful, an oasis in the middle of the old city. The included breakfast is basic but good consisting of coffee/tea, eggs, toast and fruit. We walked all over the old city and nearby. We booked tours further through the front desk and they were very helpful and the tours were good. The old man dog Nuah is still there and is happy to nap or say hello. We ran out of time our last day and they happily extended late checkout (half the daily rate). We would happily recommend Gap’s house and will stay there again if we visit Chiang Mai in the future.

The rooms were very hot and when we would go out for a while the ac would turn off. Thus every time we went to the room it was 100 degrees.
The staff was friendly and helpful with one glaring exception. The night manager was incredibly rude and had a bad attitude. Two nights in a row I bought a coke and she rolled her eyes at me. The second night I said thank you in Thai and she ignored me. I repeated this and she just glared at me. She really seems to be a liability to this nice hotel.
