Cheap and cheerful.Clean.Value for money

A nice place to stay for a night. No frills. Clean and tidy. Parking for a couple of cars to the rear, but these are tight spaces. Bus stop right outside will take you into the city centre (about a 20 min bus journey). Tea and coffee/shampoo and conditioner supplied. Breakfast was continental and nice.

Don’t book here!

The place is in very poor condition. The decor is bad - ripped curtains, ripped carpets, broken lamps, dirty bathroom. There is no one to greet you or to contact. There are police notices everywhere. I’ve had to supply my ID - and don’t know why.

Good place and great choice for Edinburgh. Room is "brittish", so can´t really compare to "western" hotels. But it have it´straits. Eletric cattle on room with cofea and tee is great"

Great location-average accommodation

Location was excellent with good bus connections to Edinburgh. The accommodation was comfortable enough although the TV screen was very small with a poor picture. Wallpaper was peeling from the walls which detracted from the ambience. Also the fsct that there was seldom someone on the property was not good.

Not too bad with the price!

Overall it's not too bad with the price. Continental breakfast included, not too far from town centre with nearby bus stops (only 1-2 mins walk). Just the building is old with so much noises appearing from the floor whenever someone walks on upper floor or the stairs.

The room's floor makes a big noise, the wall does not avoid the noise that comes from outside. The bathroom is small. The room was not cleaned every day. The breakfast was nice.

Disappointing stay

For the cost, give this one a skip. The place is very run down, very smelly (maybe a plumbing issue?), WiFi was intermittent, and check in process was sketchy and unclear. Continental breakfast was decent, so that was a plus (cereal, toast, boiled egg)… Honestly, was ready to leave first thing in the morning. Would not have stayed a second night if we had booked longer.

You couldn’t pay me to stay here

Upon arriving at this place it looked just worn down, the room we were given was nothing like the internet pictures, no bed head but a faded mark on the wall where one used to be, the wall paper was all torn and marked, the carpet was filthy and the room smelt like wet dog. The wall around the window had black mould. The wall mounted 12” tv was too small to watch unless you sat on the corner of the bed. Decided to leave after first night.

I was expecting a total horror show based on the reviews describing the condition of the property, but honestly the room was fine. Yes, it's dated and old, and not in the best condition, but it's fine. The sheets and towels were clean, the beds were fine. There's a simple breakfast served by a lovely woman for an hour in the morning, which is also included in the price. It was easy to catch the bus to and from Old Town. The low rating comes from the terrible check-in experience. There is no front desk, so everything is done remotely. Despite completing all pre check-in steps, I was never sent an access code, and no one ever responded to my messages via chat or email. There's a phone number posted on the door you can call if you have issues during check-in, but it's completely useless for travellers from out of the country with no local SIM. I had to be let in by a fellow guest after sitting outside the door for half an hour, so I got lucky there. Due to this difficulty during check-in and absolutely no response from the hosts, I cannot recommend staying at this property. Take your money and stay elsewhere.

Good Basic Accommodation

The accommodation was fine if a little cramped. The bathroom was spotless but there were some mould marks on the walls in the bedroom and dust/dirt down the sides of furniture. Bedding was clean and fresh and beds were very comfortable. It was all very dated but great for the price we paid. Shower was surprisingly powerful - excellent. TV didn't work but there was free WiFi. We arrived very late (after 10pm) and it was just a keypad with the room key hanging up where anyone could access it. Breakfast was continental style and quite basic but we were impressed with the fresh cafetiere of coffee and the lovely attentive member of staff in the morning.

Traveler Beware!

Terrible! What a waste of money! The accommodations are old, filthy, and unsafe. I would not recommend this place to anyone. We didn't even end up staying here the 2nd night because it was so bad. The carpets look burnt, the lock to our door was broken and taped, it was noisy (right next to the street and people in the guest house were coming and going all night long), and the beds were so uncomfortable. When we reached out to the property, they told us we were liars. It was one of the worst lodging experiences I have ever had.

We had a double room with one double bed and 2 single beds. It was hot, there was only one fan and the windows were broken. The most disappointing thing however, was the fact that the bathroom was not only tiny, but full of mold. It was just disgusting. Also my husband is 6’3 and my son is 6’7 and the bathroom slopes down toward the toilet, so they could not physically stand up to pee, and when you sat on the toilet the toilet lid would flip forward and hit you in the back. The staff (who you only see at breakfast) was nice enough, but the place is incredibly run down and in dire need of repair.

Poor

Room was dated, with the wallpaper peeling off and mould on the windows and walls. Dust in the corners of the ceilings. The bathroom looked fairly new however the shower head was covered in limescale and so sprayed everywhere. They towel rail was also hanging off of the wall. The bed was two single mattresses, one of which was obviously very old in that you were lying down in to a worn down hole. The staff were friendly however I didn’t appreciate the knock on the door to remind us to leave 15 minutes prior to check out time. The location was ideal as well as the parking however I wouldn’t book again.

This was the worst place we stayed in all of the UK while we traveled for 2 weeks. The advertisement makes it sound like it's the guest house of Craigmiller Castle... it is NOT. The blinds didn't close so a street light poured in all night long directly outside the window- we had to use bath towels to block some of the light which was unsuccessful. The shower was disgusting- none of us would even use it. I stepped on broken glass left in a bathroom (clearly the bath wasn't cleaned well) and no one would respond to my contact about the issue. There was no one on staff when we checked in and could only communicate via a Ring doorbell. The breakfast cereal offered was clumped and old. The price I paid was for what I thought was part of a castle- do NOT waste your money!!

This was the worst b and b I've ever stayed in. The outside was reflected on the inside, the stair carpet was dirty with holes even to the point of wood showing from behind it. The room (6)carpet was filthy too with stains all over, I have photos to prove it. The TV didn't work the bedside lamps were old and worn and thread bare, there was scuffs around the wall paper and the skirting boards needed a good paint. The bathroom if that's what you can call it was so small and just very grubby looking. We were meant to stay 2 nights but just left after breakfast which was extremely poor even for a continental style.. Pre packed shop bought waffles and croissants, what I believed to have been hard boiled eggs and baby bell cheese out but not refrigerated with yogurts also out and tinned fruit uncovered....pot of tea with 1 tea bag between 2 people.. Very poor!

My first ever bad review!!!

This is the first bad review I’ve ever written in my life but to be honest my experience was terrible here! No service at all! The room smelled so badly that I had to sleep with the window open in order to be able to breath and on top of everything when this morning I asked if they could keep my luggage for a few hours as my flight is later in the afternoon, the answer was that I could simply leave my luggage unattended in the corridor if I wanted to. Also my check out was at 10:30 am but at 10:15 am the lady knocked at my door asking me to leave, as I was still finishing charging my phone and just needed a few more minutes, but I left immediately as I was so pissed. So rude! So here I am at the airport hours earlier than I thought I would be as I didn’t have any safe place to leave my luggage writing the first bad review of my life! Totally disappointed in this place!

Worst guest house ever?

I would suggest that you take this "hotel" off your books. There was no-one there to book in - we had a key safe entry. The telephone numbers given didn't work. The room was dirty. I even checked to see if there were any bed bugs - there weren't! Bits of the fake leather headboard had worn off and had fallen into the bed. The paper was peeling off the walls due to damp, and in the wardrobe there was an "external" foul water pipe which at some time had been leaking and patched up with gaffa tape- stains all around it. The radiator next to the toilet was stained - there was mould in the shower. We were in room 1. We had paid for breakfast, but there was a note saying the dining room and kitchen was closed for maintenance. I had a look in and it was all right - perhaps the owners couldn't be bothered to open it during the Christmas period. So instead there was a bag containing two bottles of water, 2 dried up pastries, a rolled up crepe - dry again and a handful of sweets. The pictures are not what the rooms look like!

Edinburgh August’25

After completing their pre check in stating expected arrival time we got to the venue but hadn’t had any communication giving access codes to enter, redid the check in again giving updated time as in situ after trying to call, went to answer machine, then reply to the text stating that no one could take my message. After the new arrival time I did finally get a text giving me the access codes and where to collect my key from for our room. The keys are hung with your name and room number on a rack down the hall. Parking is free and luckily wasn’t busy as only 3 spots to the rear but does have room for 2/3 cars along the front. Carpets are looking tired, especially going up the stairs, but this doesn’t affect your stay. Opened the door to our room and first thing that hits you is the smell of damp, this I believe comes from the bathroom which I don’t feel is sufficiently ventilated by the extractor fan as it has no windows as both room and bathroom situated in the roof/attic. Once in the room the smell does become less noticeable but we only spent about 8/9 hours in the room, mostly sleeping. Beds are comfortable but you can’t walk across the floor without making so much noise as every floorboard seems to creak. Breakfast is included and served in the conservatory area, continental breakfast is available and you are also offered tea/coffee and roast by the staff next to a busy road so not the quietist of places but was convenient for our trip, probably wouldn’t stay here again

Hotel did not respond to messages before I arrived when I was considering an extra night. I completed check in online well in advance and gave a check in time of 15.00. When I arrived at 14.50 I had still received no info re door codes, room key etc. The door was locked. I rang the doorbell which said leave a message. I sent several messages on the chat app. All showed as seen by receiver. No response. I rang the phone number. Answerphone.A few minutes later I received a text asking me what I wanted. I replied I had been waiting outside for nearly an hour. A text came through with entry instructions and I was able to access my room. Breakfast was included but read the small print...cooked breakfast extra and needed to be ordered in advance. Next day I checked in to Travel Lodge. Not much more expensive and far better value for money.
