30th anniversary stay
The hotel and staff were very good perfect location. We did have an issue with our accommodation, but in fairness all isssues have now been resolved satisfactory. I would recommend a stay here.

Pleasant hotel in lovely location
Unfortunately our booked apartment accommodation was unavailable due to a gas leak. However, we were moved to a nice double room and given free breakfast to make up for this. We were also offered 50 % of dinner but the available dining slots were extremely limited so couldn't use that. It was a very comfy hotel, with a great shower, a pleasant mile walk to Keswick. I'd definitely stay again

Fantastic dog friendly accommodation
The apartment was lovely and spacious, the perfect base for exploring Keswick and the surrounding area with our dogs. The staff were all wonderful and helpful. We will definitely return, thank you!

Needs refurbishment
We were booked in for 3 nights but left after only 1 night. We stayed for one night as the manager was not on site until the next day.
It is evident that this accommodation has been neglected for years and is in a desperate need of a complete refurbishment.
The room was filthy, the decor was tired and damaged and it had an unpleasant smell. It was bore no resemblance to the advertised "superior one bed apartment".
Having said all of that, when we spoke with the duty manager the following day she immediately offered a full refund and explained that the new owners had plans to refurbish the hotel and apartments. The potential is enormous as the property is in a stunning location. The grounds are well manicured.
The staff were very pleasant and apologetic. It is also regrettable that Hotels.com advertise these apartments with photos that are out of date and have not reacted to any of the negative feedback. I hope to receive my refund very soon.

Very Disappointing
The hotel being old and outdated does not bother me. However, the dust, cobwebs, the fridge and tv that didnt work, the beds that were rock hard did.
The gardens were impeccably tidy and manicured and its a shame this.level of care hadnt been put into the rooms themselves

Apartments were in a good location, would return and had all the amenities you need. Was a little disappointed with the cleanliness with the sofa bedding and the decor was a little tired as shown in photos. I dont think the sofa bedding had been changed and there was stains on the pillows. But i would stay again.

Not fit for habitation
If you value your health don't stay here. We were in a superior two bedroom apartment and I guess the superior meant you got added MOULD. The main bedroom en-suite ceiling was covered in mould, but the worse place was the kitchen / dining room. They had tried to disguise the smell with a plug-in air freshener but that didn't work. A member of staff called with some kind of inspector on our second day and they both agreed there was a very strong smell of mould. He said he would sort it out but after one more night we were both coughing every time we had to use the kitchen. We left after two nights, reception said there were no other spare rooms and she couldn't offer us a refund because we didn't book direct with them. I have had no response from my e-mail to Hotels.com apart from asking for my review, but in all honesty I would rather be two night's rent out of pocket than be ill. Some kind of reply and compensation would be appreciated though. Our room was 152 (Dunmail). Stay safe. Stay at home. This place COULD be a lovely place to stay, good location and grounds but I really think the new owners should close it while they do extensive repairs. We heard several people complaining while we were there and should have smelt a rat when we pulled into the car park. We were looking for reception when a kind man told us but said Good luck with your stay, it's not like the pictures

Derwent Manor Apartments are perfect for getting out on walks with a dog. All the pubs in Keswick seem to be dog friendly but for evening meals the apartments are more convenient than eating out. Lake walk close by and Keswick easily accessible.

Booked a superior 1 bed apartment but were put in Grisdale which should be described as vastly inferior. The shower, toilet & washbasin was tiny and the old shower curtain let the water flood out into what was the standing area, No hooks anywhere to hang jackets etc so returning after a wet day (this is the lake District) the only hanging space is either in a wardrobe with the rest of your clothes. Although we didn't need it there was no microwave which other 'Superior' rooms have. The light over the bathroom mirror doesn't work but they don't carry spares so it can't be fixed. LED lighting is fine but not very bright in the bathroom so without the light over the mirror shaving was a bit hit and miss. The mattress creaked and was uncomfortable. On previous visits other Superior Appts have been fine. The saving grace about Grisdale is that it makes you want to get out onto the fells,

When we arrived our original accommodation was no longer available due to essential work going on. Hotel upgraded us to a de luxe room with lake view, and gave us 7 days of full English breakfasts, all at no extra charge.
Excellent staff! Friendly and approachable. Made every effort to turn situation round.

Does what it says on the tin!!
We were aware when we booked this place that it wasn’t going to be luxurious, but cheap and cheerful, part of the reason we chose here. It was basic and clean and the chap that showed us round was more than helpful and did state that it was an old building and not to expect too much. It had everything we needed and served its purpose well. Would happily stay there again.

Dated but perfect for what we needed
Had a pleasant stay here, the self catered apartments are a little dated but you don’t come to the Lake District to sit in your hotel room. We were able to cook fine in the room. There wasn’t soap provided in the bathroom which was a little annoying. The connecting hotel across the road looked really and we ate in the bar there one night which was really nice, looking out onto the lake, which is a 2 min walk away.
Overall it was great place for us set up camp for 3 nights and was perfect with having our dog with us

Lovely quiet village, ideal location for walkers and dogs, no shops in Portinscale only 1 pub and a cafe. We stayed in apartment- and ate at pub in Portinscale only a 15 minute walk into Keswick lovely walk. Apartment clean , everything you need . The building is Victorian, plenty of room in apartment set in lovely grounds. It is dated, and the hall entrance could do with repainting and new carpets to make it more inviting for guests. We initially couldn’t get the heating to work, but this was fixed after reporting to sister hotel opposite

Wonderful old building. Interesting history. Beyond amazing garden that is a wetland. Amazing views down Borrowdale. Pheasants and amazing bird life. Very sunny garden where you can watch suns gradually leaving mountains. We even got snow on the tops in April. Lovely bar and bar food, leading onto garden. Footpath thro fields of sheep into Keswick.

Ideal location. Apartment needed a bit of a clean.
Reception was brilliant. Made to really feel welcome. Apartment was ok. Felt a bit tired and needed work. Kitchen was fithly and I had to clean it all. As it was dog friendly, you wouldn't expect 5* but a certain level of cleanliness. Curtains in bedroom fell off the rail. The location was ideal; just a 10 min walk to Keswick and walks from the doorstep. Lovely area with very pleasant people.
