Hotel building was lovely,room small and basic,could of been cleaner and the lamp was not working, bathroom was awful smelt very badly of damp the paint on the ceiling was coming off, not a place to linger.

Hotel further away from center than stated & quite a long walk, but not far from bus stop & they come every 15 mins. Room clean on arrival with fresh towels & cleaned each day throughout stay. Rooms smaller than expected, but had everything in we needed including a kettle & hairdryer. Small bathroom added into each room. Rooms could do with a little TLC as paint coming off the wall. Staff plesent, but didn't really see much of them.

Very accommodating
Myself and my partner arrived at around 6pm on a Sunday evening knowing it was going to be a quick trip just to attend a family get together. We found the room to be comfortable and perfect for what we paid and what we expected. The gent who greeted us was lovely. There is no free parking but as we had to leave by 10am on the Monday morning it only cost us £5 on the street parking. Great location for bars and restaurants.

Bad accommodation.
Allocation of room 06 on first floor for one of friend was inadequate for a double occupancy.Room size was about 12 x 8 feet.A double bed was fitted between the walls with no space to get out of the bed on both sides of the bed. Hardly a place to move between the bed and the cupboard.Not suitable for double occupancy. no manager or telephone contact was available to report to or talk to during the stay. No hot water was available for shower during our stay. have to wash with cold water. Worst experience ever for this booking through Hotels.com. Hotels.com should investigate this and must ask for a compensation for our discomfort and agony we have gone through this stay. I would ask trading standard to visit the room 06 for health and safety aspect for the double occupancy.Hotels.com should vet and make sure that the accommodation they are booking is suitable for double occupancy or not in the first place. Web site information provided for the size and facility were not correct.

This place is a text-book example of ‘you get what you pay for’. My family and I were traveling together, 5 of us, and were trying to keep things economical. We booked 2 rooms. The condition of one of them was acceptable, nothing special. However the condition of the other was quite disappointing with black mould in the washroom and a rusty shower head. The gentleman at reception was able to answer a couple questions but beyond that he seemed less than interested in being there. We didn’t have breakfast here given the selection was less than adequate considering the 5GBP charge. I’ve stayed in many accommodations around the world with a wide range in quality and, sadly, this place is on my no-go list for any future visits to Edinburgh.

The B&B is well located close to the City Centre roughly a 15 minute walk. Quite reasonable for a low budget. The only bad points I found was the condition of the room when arriving. The room needed a clean before use as there was dust across the mantle. In the room I was staying in, there was a missing floorboard by the window which you could feel when walking across the carpet. The room's carpet needs changing there is a massive black ground in stain by the bedside. In overall the place does need some updating which could make it a very pleasant stay.

Be careful when booking.
Although the hotel was in a good location the standard of it for the price was unreasonable. Our room was clean but very dated and be aware there is no available parking close to the hotel unless you want it towed away and a £200 fine. Stair carpet wasn’t properly fitted which was a concern and the staff were not helpful to us as guests, I.e. not knowing about the parking outside the hotel.

Don't stay here
The room lacked cleanliness. The bed was lumpy and uncomfortable. The room was noisy in general. The worst was the total lack of hot water and the inability or unwillingness of staff to help. The room was so bad we found an alternative and left.

Not overly fancy but its nice for a stay. My room was clean and comfortable. It all the basic facilities you need. The area is also nice - 25 mins walk from Princes Street with local takeaways and restaurants within 10 mins walk supermarkets

Worst hotel of our vacation
This was the last of 6 hotels we'd stayed in on an almost month long trip in the UK, and was the worst by far (probably the worst hotel I've ever stayed in). They claim to be a B&B but charge for breakfast, no hot water for the shower one morning (with no explanation or remedy), the paint was peeling off the bathroom ceiling, the walls and door jams were dirty, the carpet was dirty and frayed, the shower drain was clogged and overflowed after about 3 minutes, the curtains were broken and hanging off the rod, a wall lamp would not stay up, the glass shelf was not connected and almost fell out (with the dangerous potential of shattering on the sink/floor), towels were frayed on the ends and stained with who knows what, there was a loose tile on the bathroom floor, and the most frustrating part was no one was present to help with these issues. I should have read the many negative reviews BEFORE booking but was in a hurry. Apparently the owners don't care to fix these issues.

Good value in a great location.
This was my third visit to this guesthouse. I come back because it has been exceptional value for the location and the location is great. It is in a Georgian townhouse on the border of the Newtown and Stockbrige about a mile from Prince's Street. There are excellent local amenities including bars, restaurants, cafes, convenience stores and other shops on the adjacent Raeburn Place. The famous Edinburgh Botanic Gardens are an uphill walk or short bus ride away and there are frequent nearby bus routes to the main attractions in the centre and the Royal Mile as well as to Leith and the Royal Yacht Brittania. The guesthouse itself is basic but in my experience the rooms and in particular the beds are comfortable. I've stayed in ensuite rooms and the bathrooms while small are fully tiled and the shower is hot and powerful. High quality toiletries are provided and the toilet paper is the best i've ever had in a 3 star hotel. Tea and coffee making facilities are provided as is a tv and hair dryer in the room. The staff have a less than perfect mastery of English that can make them seem abrupt but my room was well serviced and cleaned daily. It is on a cobbled street which amplifies traffic noise though it's not a very busy street outside rush hours. I was in the back this time with a view onto a green oasis of a garden. I've stayed at the front before where there is a view of a small park and a fine Georgian facade on the other side of the street. I didn't have breakfast.
