A beautiful hidden gem!

What had a fabulous stay at Friars Carse. It is set in glorious surroundings, and the staff were helpful, friendly and welcoming. We staying in one of the cottages in the grounds and it was perfect in every way - clean, spacious, with all the furnishing in good order and of high quality. The food in the hotel was lovely, fresh, good portion size and reasonably priced. Would highly recommend and we are looking forward to a return visit!

Lovely historic building in a beautiful setting, unfortunately the lack of investment by the owner is evident with grounds that need attention, chipped paintwork, mismatched furnishings, dreadful piped music from the 1930's, a breakfast that was meagre and non functioning WiFi. So much potential!

Staff extremely helpful and downstairs is delightful with lovely open fire and traditional decor. Our room was comfortable and welcoming. The bathroom a little tired but clean and plenty of hot water so no complaints at all. Would stay again and excellent value for money

An amazingly wonderful place to stay, full of character and in beautiful and peaceful surroundings. A warm welcome, spacious room with open views, a very comfy bed, and an excellent breakfast. A glass of wine on the bench by the river at sundown... heaven! All at a bargain price. Will certainly return.

The lady at reception was wonderful, very friendly however, the restaurant waitresses let it down, while my partner was still eating twice they came over to ask if we were finished, had no idea of the soup choice and were very inexperienced, food was lovely tho, the lady behind the bar was friendly and informative, beautiful grounds and surroundings so would definitely recommend

We were very disappointed with the hotel.Our room was very run down. The mattress needed replacing as springs were coming through. The pillows were old and hard and it was thin utility bedding. The bedside lamp shade was broken. The shower had no sceen just a curtain and you had to run round to get wet. It was dusty and depressing. Breakfront was no better. Poor quality ,overcooked and greasy. We would not stay again. It is set in lovely grounds but these dont compensate for the dreadful bedrooms.

Great highs and lows

The hotel and cottages are set amongst some of the finest scenery in the borders. However the staff and location are let down by the poor conditions of the cottage. For only a few thousand pounds they could easily update the dirty and tired carpets and decor. The beds are very uncomfortable. Yet saying all that, would i recommend and stay again? Absolutely. The staff are friendly and the land around the hotel is stunning. I don't think people come to Friars Carse for the comfort of the bed and thats why I wouldn't hesitate to go back. As a 3 star hotel however charging £200 a night, do the decent thing and clean or replace the carpets and decor. You will quickly see your 3 star rating increase.

Disappointing experience!!

Allocated a bedroom on arrival. Had to reject it as it stunk of sewage. Offered an alternative room but little improvement in standards. Filthy shower base, cobwebs on ceiling, smelt revolting. Was on a 2 night stay but upon returning to the room after 5pm on the first day, the room had not been serviced. No fresh towels, bin not emptied. Total waste of money staying in this establishment. Bedroom was dated, dirty and unacceptable standards of hygeine. Over priced for what is offered. Had to wade through thick mud from the car park to the main door. Are they for real, the management of this place or what!
