I booked 3 nights the morn of my arrival (last minute booking).
When I got to the hotel I was less than impressed by what lay in front of me.
However, I still checked in. 
I made my way to a small, dated, musky room with black mould, water damage and a smell which would test the resolve of a seasoned silage farmer. 
There were hairs & stains on the bed. Similarly on the curtains.  The noise from the railway lines out front was grating on my ears.  It was the sort of room that I was half expecting Spiderman to come through the window and a landlord to bang loudly on the door demanding my overdue rent.  
I was less than impressed by the situation I found myself in. I quickly went online to see what other accom was available.  I knew I couldn't stay here and returned to reception.
I explained my situation, especially considering the black mould.  I was offered another room - but there was no way I could stay in this hotel.  I asked for a refund and was refused.  I even offered to accept a refund for only 2 out of the 3 nights.  I was told to take it up with @hotels.com. They have also refused to provide a refund as this decision lies with the hotel manager.
This hotel wasn't cheap, as they were clearly capitalising on a large conference in town - so it was almost 4 times the normal rate - which they are entitled to do.  However, it is of such a poor standard. 
Awaiting response from Hotel.
My advice AVOID AVOID AVOID.
