It's a good budget hotel in a convenient location. Its very convenient to 5th Avenue, the bus station and the ferry to Cozumel. A really good Italian restaurant is across the street and many more restaurants, shops, dive operators, convenience stores and cafes are close. It's a cute, clean hotel, the rooms are simply but nicely decorated. The room was very clean, but because they leave the windows open ( no screens), the room had lots of mosquitos. I got bug spray from reception, so except for the smell, not a huge problem. I sprayed the room and left to go to dinner. There was a mini fridge, but it didn't work. It's very low season right now, so there was plenty of time to check that it worked. It has a bit of standing water in it. It's HOT this time of year, so that would really have been nice. There was also pretty noticable music from a nearby club, it went on pretty late and it was a Sunday, so be prepared for noise - to be fair, that the same for most places in the vicinity of 5th or 10th Avenue. All in all, it was fine.
