Overall, the property and the units are nice. Particularly for the price. The staff take very good care of the property and are friendly. The negatives are that you essentially have to go to the lobby to get any kind of assistance, the toilets clogged very easily, and the property does not provide wash cloths.

Our toilet didnt work for 3 days, forcing us to check out early and they refused to refund us. No staff at pool bars and breafast hours were changed or cancelled without notice. Apart from the unclean and algae-filled jucuzzi attached to our room, the Waves Tulúm is a lovely facility. The concert area surrounding the jucuzzi was rather unclean, so it could have used some cleaning. There were a couple power outages while we were there, and the WiFi in the room was very weak. Walking around the area was safe. The front desk staff was quite helpful.

We don’t even bother checking in. The facility was run down, dirty, smelly, the pictures were inaccurate, pools were dirty, bar was closed permanently let alone the swim up bar advertised. There were barking dogs everywhere and the restaurant was only opened occasionally and with a limited menu. This is not at ALL what was advertised and we were certainly not going to stay somewhere that we felt unsafe and dirty.

We enjoyed our time at the Waves, however it was mostly a place to rest our heads. We are avid scuba divers and had dives booked up and down the coast making this location central. We still had a few monitor issues. Our room was cleaned yesterday but NO(yesc I said NO) towels were left at all, so we had to shiver dry. Not to mention the shower water was cold every day. We had issues with our key and had to stop by the office daily to get access to our room. We paid for extra breakfast and I would suggest avoiding that unless you don’t plan to leave the property. Many good restaurants walking distance to the hotel for very reasonable prices. Make sure you drop yourself a pin trying to get back so you can easily navigate the roads with a rental car if you choose. We also had NO patio furniture which was annoying when we wanted a relaxed day in the sun on our pent house suite. One chair and a small table for two people is ridiculous. Would not recommend!

We felt extremely unsafe in this hotel. There were three break-ins in the course of one night and the hotel took no responsibility for them. There was a cockroach in our room and the air conditioning did not work. When it rains inside, our room flooded from a leak in the ceiling. Overall, very disappointing experience. Service is super slow and the staff is not particularly unfriendly.

I DO NOT RECOMMEND THIS PLACE ANY LONGER. This was my second stay here. First was when they first opened and management and facilites were so much better. I chose this place because of my past experience but new management and staff are horrible. Pools and plunge pools are disgustingly dirty. Hot tubs don’t work, a lot of metals like showers and hand railings are rusted, front desk are very rude and did not want to accomodate to any of our complaints. Couches had stains, bed sheets had stains. Walls had mold and the cold pools in the rooms were filled with mildew. Out of the 6 nights we stayed they only cleaned my room 3 times even though I would leave a tip daily and all they would do is fix the bed and take the tip. They would not refresh any towels and I had to beg the front desk for fresh towels. The place is starting to be ran down and I’m sure the rest of my party that I convinced to stay here will leave the same review as they all had terrible experience with this hotel team staff. Do yourself a favor and just pick another property. It’s become more in an economical price for a reason now but there’s plenty to choose from around the area that’s better staffed and have more to offer to ensure your stay will be amazing.

DIRTY / UNSAFE / DIRTY / UNSAFE Expedia falsely advertised the Waves Hotel in Tulum as a clean and safe environment. I booked a 10-day stay for my parents as a gift ($3790 CAD), but the reality was appalling. The hotel was filthy, unsanitized, and had strangers knocking on their door claiming to clean the room at 10 PM. It looked nothing like the advertised photos (see attached). My parents had to endure one awful night there before I moved them to the Hilton in Cancun the next morning when they felt safe to costing an additional $3,400 CAD. Despite contacting Expedia for a refund and highlighting suspicious patterns in the Waves Hotel reviews, they refused to issue a refund. It appears that whenever a negative review is posted, a positive review from a guest named Ingrid or Jenna follows, deceptively rating the hotel as "Excellent." This is fraudulent and unacceptable. Expedia should be held responsible for allowing businesses to misrepresent their services and charging users for false claims of "excellent" stays. Customers should not have to pay nearly double to correct these fraudulent advertisements. I strongly advise against booking through Expedia due to their deceptive practices and lack of customer support.
