Pool is nice but there are mosquitos/flies making the stay moderately unpleasant.
Rooms are outdated. Lobby and shared areas are spacious but rundown. Decoration is nice but old.
Service is ok, not great. Restaurant is good but not great. Breakfast is ok, options are very limited, quality is basic (discount type products). Fresh fruit selection is limited, no eggs no meat (beacon/sausage for breakfast) only cold cuts.
View is nice, when you find the spot, but from the pool, common areas and balcony you mostly see vegetation or construction sites, to really see the sea you have to look for it.
Location is good but not great, to get to the lungomare you have to walk (10-15 minutes) along a road with no walkway and a lot of traffic, speeding cars and a blind curve, dangerous specially at night. I was not comfortable walking with a young kid after sunset, cars drive fast and don't see you until it's too late.
Prices are high (it was the most expensive hotel I could book) so overall not a great value, in particular with the boutique expectation. I will certainly look for a different accommodation next year.
