small rooms but helpful staff
I stayed in a twin room with my daughter. We found the room and the bathroom to be small although we know it's the central Tokyo standard. It was hard to unpack and pack our suitcases due to the limited space, and we kept on dropping stuff in the bathroom for the same reason. But, for budget tourists and business people who only need a place to sleep, it is very convenient. The front staff are very helpful.

Strong smoke smell
This must be a very old building because there’s a strong cigarette smoke smell in the room, the kind of smell that lets you know it’s been there since the time smoking was allowed inside. It’s really disgusting.
Free breakfast is very limited but it works: rice, bread, salad, and soup. Then they add either eggs, chicken or any other dish depending on the day of the week.
I was not able to use the washing machine because there was always someone doing the laundry, however there’s a coin laundry a couple of blocks away.

The bed was terrible very hard I woke up each morning with backache. The breakfasts downstairs didn’t consider English guests and there was little to eat. Simple toast butter and spreads and cereal would have been nice.

Excellent location and service
The location is excellent!!!! Close to 4 Metro lines, very convenient to go to anywhere! very quiet room and standard room size in Japan. Have coin laundry makes the trip much easier as I stayed in Tokyo 14 days this time. Staff are all very friendly. Only one thing is quite disappointed is that they use plastic container in the breakfast service, which is not very eco-friendly. Other than that, everything is perfect in staying here. Highly recommend to everyone.

The rooms were small, which was what we expected coming in. To be fair I expected a lot smaller. I've read other reviews where if you have a lot of luggage it'll be difficult to fully open it unless you put it on the bed. Note I stayed in a twin room. The staff was friendly, no fluent English-speaking staff but they'll try their best to communicate one way or another. 5 minutes from Ninyocho station provides easy access, plenty of convenience stores around, and a good chunk of restaurants. The lobby is a nice place to rest and have a snack, a lot of tables to sit at. Overall a very good budget-friendly option, that I would go back to again.

The INN is situated in between 2 train lines (Ningyoucho and Suitengumae) which at first may seem confusing and far. However in succeeding days you can tell yourself it is actually convenient since you have access to 2 train stations within 3-5 min walk. To top that, it is very near to TCAT bus terminal that give you limousine bus access to Narita and Haneda airports. Minimum flag down rate with taxis to reach to or from hotel, which made more convenient if you got plenty of luggages.
The rooms are OK, true that matresses are on the firm side but its value for money that counts. Comes with free breakfast which saves you breakfast allowance for travelers.
