Good value - aging, but clean and well-run
I was very pleasantly surprised by Hotel Tsukuba Hills Umezono. For the price, I expected something rather run down, with a barely satisfactory breakfast. But the lobby area was pleasant; the free coffee was fine; the room was clean and odor-free, with space to sit and work at the desk (even in the smallest room); the hot water was plentiful; the bed was firm and comfortable; and the breakfast featured a surprising variety of tasty items. It's not a "great" hotel, but considering the very reasonable rate, it was an excellent value.

Overall, it was good as expected in Japanese business hotels. Clean rooms and kind staffs. However, the hotel was rather far from the Tsukuba Station than it appeared on the map. The bus does not run often. The bus route to the Tsukuba Station is not straight but winding around a bit.

Moderate level, but all of things were equipped
I stayed for 3 days. The price was reasonable, and they provided breakfast. The facility level was a little bit lower than business hotel, but all of things were well-equipped. Front desk was kind, and they provide shuttle service from hotel to JAXA or San-So-Ken, the national research complex in Tsukuba every morning, so most of visitor will be satisfied in this hotel.

Good hotel for tight budget travelers
The hotel is far away to the train station and not convenient for travelers who don't have hired cars. The hotel is located in the quite residential area and very close to JAXA. However the aircon in my room was very noisy, I had to put my earplugs on to have a good night sleep. The staffs in the hotel can't speak English and I was lucky that I had my Japanese friend companied while checked in/out. My room is reasonably clean and its a twin room, so it's quite spacey for myself. Consider the amount I had paid per night, the hotel is still good in overall for a tight budget travel.
