Most pleasant stay on a budget
The hotel is on a central road in the area, so accessible is really convenient. Plus, as the whole of the Chiang Mai city has access to the Neuron electric scooter rental service, the Geo parking spot is just in front of the hotel, which makes it even more convenient and ideal for low budget travel. But the water pressure for the shower could be improved though.

We stayed for 3 weeks and are very happy with the staff at the front desk. HOWEVER we were much less pleased with housekeeping. Twice we returned to the room after 3 and room was not done and twice we returned to the room to FIND it UNLOCKED!!!!! Not good. Apart from that issue though, we went two years in a row. The location is fantastic and the room great value.

Ok for the money.
Location is quiet Rooms noisy,... Plumbing, fridge, general soundproofing poor. One lamp had live wires ... Got shocked. Staff in training was confused. But overall ok for the money I paid. If more expensive rooms have same soundproofing then the overall rating falls below average. As for your excessive unsolicited Email marketing techniques, it's called harassment. At very least, respect a customer's UNSUSCRIBE. request.

Disgusting
Do not stay here!! Everything was gross. Wired off balcony that hadn't been cleaned in god knows how long, we opened our window to find a dead bird skull there, bed was awful and pillowcases has black marks on them, the blanket was this pilled old thing you would find in your grandmas basement. Everything smelled really weird, bathtub creaked beneath your weight like it was going to break, and to top it off there was what I assume was renos going on across the hall that sounded like the entire floor was being broken and tossed around. We stayed for two hours and asked for a refund which they refused, we couldn't do it and booked another hotel. Don't bother. Also the pool was a murky weird color and some guy that works there (I think?) was passed out sleeping on the floor just inside the doors between the elevator and pool.

Imperfectly upgraded place
The road to the hotel is not fit for suitcase carrying pedestrians; the entry is shining brightly; the big rooms have almost all facilities but you see the renovation budget was limited (electric wiring, wooden cupboards, tiles and plumbing in the bathroom). It was however still value for money

Great staff, good area an older place but clean
We stayed stayed 3 nights and returned for another 10 nights after traveling. This hotel would have once been a grand old dame and after a decline there is a cheap make over occurring to smarten it up. We stayed in the deluxe room and the cool 2. The beds were a bit lumpy in the deluxe and the bathrooms were westen style but in need of an upgrade. The views from level 4 were great though across to Wats in the distance. The cool 2 room on 2nd floor had a new bathroom and a better bed. Rooms were serviced daily and that was relatively well done. Water and toiletries were provide and there is a jug and fridge and TV. The rooms were large and windows opened. There was a pool but I didn't use it as it was a bit green when we stayed. Out the back of the hotel there was a lovely garden cafe which did western food. Across the road there was a great curry over rice place really cheap and good and many cheap places to eat in the area (vegetarian, Japanese, pork shops. The hotel is on a busy soi so not a pleasant walk. The hotel is opposite Wat Santi Thumb which was a great land mark for red buses. 500 m from Central and 300 m from Huay Kaew. The staff are excellent and really helpful. Although a bit tired this hotel was good value for money and in a very convenient area for food, access to transport and markets. The wifi also worked really well ( can be a bit unusual in Thailand)

Good Budget Hotel With Good Sized Rooms
Look, this is one of the cheaper proper hotels in Chiang Mai, so keep your expectations on that level and you will be pleasantly surprised. The hotel has a fairly decent small swimming pool and although the rooms are not the newest (and lack a safe), they were cleaned daily and a seemed well maintained. Parking is easy and the position is great.

very hard beds
Arrived to find no one in the office...it was 9:00pm. Holdered, wandered around before someone showed up. Our room on the 6th floor had a very hard bed, thought we were sleeping on a box spring, shower had no curtain. Requested a move next day. Room was somewhat nicer, bed only had 1/4" foam to it, rock hard again, but no springs. Balcony pretty useless, surrounded with wire fencing to keep out the pigeons.. for the most part Wi-Fi reception was pretty, for the most part Wi-Fi reception was pretty good The day we had trouble with it they were quick to reset the router. Take note there is no Wi-Fi at the pool area . Was told by an individual that the lower floors for wanting to have been remodeled. They were obviously bigger than the rooms on for six but I have no idea what they look like. Front of hotel looks very trendy behind it it is a very tired Old hotel.
