50% due at booking time

50% plus refundable damage deposit due 15 days before arrival

We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. We by no means expect you to fully clean the property before you depart and instead request that guests clean up their spills and messes as they occur and remove any extra garbage that may build up during the stay. Excessive amounts of garbage and extra messiness may require an additional cleaning charge for our cleaning team. 

This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $400, tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

Mail: Please verify with us before you have any mail delivered to the property as mailboxes may not be set up allowing for delivery.

Per pet fee applies: $40 for up to a week long stay, $125/month

This listing is for the entire home, including the fenced in backyard with private swimming pool and connected spa (pool/spa heating coming Fall 2021), BBQ, and patio area. The home is 2700 square feet with vaulted ceilings and has been recently furnished. All the essentials are provided such as sheets, blankets, towels, bath and shower toiletries and laundry supplies for your entire group. There is off -street parking available for up to 5 cars (2 garaged). There are no accommodations for trailer or RV parking. 

There are up to 5 separate sleeping areas.

- Master suite with king size bed and attached full bathroom

- 3 Private bedrooms, 1 with king size bed, 2 with queen size beds

- Common area with queen sofa bed

There are 2 full bathrooms, a fully stocked laundry room, as well as a large kitchen and dining area. (Children`s supplies such as high chair and pack n play are available for rent, please ask if needed)

There are large screen HDTVs in the main living room and the billiards room.

***Please let us know if you have pets as dogs only are welcome to stay here. There is a per pet fee of $10 per day (plus tax). We do require that you have a place to keep your pet (i.e. dog crate, pet carrier, etc.) while you may be away from the house. We also need to know a few things about your pet (color, breed, weight, and age). Please let us know these details at booking time so that we are able to inform the community of your pet. Please note that guests are still responsible for picking up after their pet. Additional cleaning fees may be charged for pet messes left behind.

**** Note: swimming pool/spa are not normally heated and time to get up to temperature can vary with the weather as well as other guest stays (may take up to 24 hours). Please let us know at booking time if you are interested in the heated pool or spa option. Guests requesting this option are responsible for a service fee of $50/night plus tax and fees for spa only or $75/night plus tax and fees for pool and spa (pool and spa combo option requires a 1 week minimum purchase) added on to your reservation cost. We want guests to understand this home`s pool setup in order to better set expectations. The pool and spa are connected and so the two can heat together to the temperature of the pool but in order to heat the spa to a hot tub the pool can not be heating at the same time.

High chair, pack n play, and booster seat available for rent: $3/day per item per day plus a $20 delivery charge plus tax.

State Farm Stadium – home of the NFL Arizona Cardinals – 20 minutes

Gila River Arena – home of the NHL Arizona Coyotes – 20 minutes

Golf Courses – numerous in area

If you are going to be travelling around the Southwest, this home is a great base. San Diego, LA, Las Vegas, and the beaches of Mexico are all about 5 hours away. The Grand Canyon, Sedona, White Mountains, and AZ`s wine country are 2 -4 hours. Take your carry -on, and leave the big stuff while you explore. We have been to almost every corner of the state, so if you want to know the hidden treasures, we would be happy to tell you our favorite places to visit. 

Please note, because Phoenix is so spread out, we advise having a vehicle if you stay with us. Public transportation is not far away from our home, but it takes a while to get to most parts of the city from our home. With a car, we are convenient to most parts of the Valley, including downtown Phoenix (sports, restaurants, and arts), Tempe (shopping, restaurants, nightlife), Glendale (sports and shopping) and Scottsdale (shopping, arts, sports, nightlife).
