Location is great; staff is very good; breakfast leaves a bit to be desired; shower and WiFi were very good; biggest negative was our room was one of four where you had to take the elevator to the second floor then go down one flight of old stairs (obviously you had to reverse the process and walk up one flight of stairs when leaving the room).

Excellent stay!
The San Zulian is a very nice hotel with wonderful staff, especially Mr. Daniele, who welcomed us on the day of our arrival. He made sure that our other guests who were arriving the next day would be in rooms on our same floor and took care of everything. The other staff who cleaned and served breakfast were also very kind and courteous. The room was comfortable and clean. The San Zulian is well located just a few streets away from San Marco and also close by the Rialto Bridge with several very good restaurants and attractions close by. We would definitely stay there again.

great stay, friendly staff.only complaint was how noisey room 97 was in the mornings. it was a ground floor room right beside the reception/breakfast area and it was beside the a busy street with people walking past all the time. clean room, good facilities would stay here again only on the other side of the building.

Don’t book this one! YOU HAVE PLENTY OF CHOICE!
Don’t book this hotel! This is my worst experience on Hotels.com and in Venice. First, you can’t find where it is! The address on hotels is inaccurate and the phone number isn’t correct either. Second, you either get no service or with an attitude. They are so condescending like we don’t deserve their service. There is no way to reach them by calling from the room because you won’t find out how and no one will answer it. And when i went to front desk by myself ask for extra blanket, no one is there. By the way, there’s no heating if you come at winter time and the AC is ancient and not working. When we checked out and try to store our luggage for just two hours, they front desk just told me no and without a sorry. And says the hotel is “closed” for something so he can’t do that. I understand if there’s anything serious, but they just said no and even don’t tell us beforehand. They are plenty of hotel i can choose and if they just told us beforehand, I could simply choose another one. Instead, they tell you when you really need the service. After i demands an explanation, then the guy said he’s sorry and no alternative plan for the guest. What kind hotel does that on earth? Do they just feel we are not enough for their respect or because we are two Asian so we are fine with whatever they put up? FYI, the breakfast is limited with choices and table room is tiny. And the cleaning is not through.
