Flagship stores ring Union Square, among the vanguard of West Coast retail. Chinatown begins at Grant Avenue and Bush Street, while Gold Rush-era mansions crown Nob Hill. South of Union Square, the convention center area includes the San Francisco Museum of Modern Art and Yerba Buena Center for the Arts. Cable cars turn around at Powell and Market streets to head back to Fisherman’s Wharf.

"Very Handy Location"
The exterior and neighborhood are sketchy, being on the edge of San Francisco's Tenderloin area, but once you are in the hotel it is quite well-managed and the room was a pleasant, roomy surprise. Wood flooring, nice furnishings, kitchenette included. We got a super discount price which let us stay for a week, and the bus service we needed was just […] down the block for extremely convenient travel around the city. Comp. breakfast was the same every day, but good enough with muffins, juice, tea and coffee, and there are plenty of breakfast restaurants nearby. They are really trying to please their clientel. We would return again in the future. 詳情
Hotel in great location close to union square San Francisco.
"Downtown San Fran"
there were bedbugs in my first room that i stayed 2 nights in, then i changed to a much cleaner, nicer room & stayed another 6 nights; they discounted my last 4 nights b/c of my troubles. i came home w/over 50 bites on me & had to take special care not to bring my luggage into my house until i heated in an industrial dryer &/or froze everything in my […] vehicle. the all male reception desk staff were really very, very nice - super people! i think they are trying to keep up w/the problem. the location was very convenient - expect to see lots of street people in the area in general. plenty of car rentals, shopping & restaurants. trolley stop only a couple of blocks away, a ghirardelli store & much, much more!! i recommend this hotel w/the caveat to check your room out carefully first. make sure you see no bedbug casings on the bed, or live ones on the walls. my 2nd room was fine & quite lovely, though the heat went off in my wing of the building & the weather got quite cold, so the room was quite freezing, but i considered myself still blessed that the bugs were absent in that room. 詳情
"The hotel Americas best value really honor it's n"
name, close to everything in the heart of Union Square, very nice and friendly staff, I loved my stay there! I will definitely go back.
"Only slightly roachy"
I was impressed with the the quality of the decor, the gorgeous hardwood floors, and the authentic and well-kept antique furnishings. The paint and trim in the room were well done and well maintained. And the bed was amazingly comfortable, sheets clean and high quality, and the pillows wonderfully firm. However, stepping over winos and panhandlers […] to get in the door was one problem and the provocatively dressed young women and their clients walking through the lobby was a bit distracting for my date. The scent of insecticide was strong but did seem to slow the roaches enough that I could easily catch and flush them we could take a shower. The shouting of "Imma gonna kill you" and related threats out the window all night tend to interrupt sleep. In the morning the water lasted almost long enough to rinse the shampoo out of my hair; note I didn't say the hot water ran out — the *water* ran out and was reduced to a mere trickle at the end. I would definitely stay here again if my only other option was sleeping in my car. 詳情
"Not bad!"
Super clean, very well maintained older hotel.
"Americas Best Value"
Nothing special
"Front Desk Guy left for 2 hours..."
Hotel was not maintained and the front desk guy left for hours leaving a lot of people wondering..
"Dirty"
I can't call this a hotel because it's just horrible. Dirty and old . In a really bad neighborhood. Smells horrible and the room was in no conditions of staying there . We checked in and out in 30 min.
"Americas Best Value Inn Extended Stay Union Square"
Hotel located near Union Square, very convenient to visit San Francisco. Bad neighbourhood, avoiding this street at night time. Room comfortable, quiet hotel, nice breakfast, helpful people. Very cheap hotel for down town San Francisco.
"America's Best Value Inn, Union Sq, San Francisco"
This Hotel ticks all the boxes for budget accommodation. The lobby needs some attention but my room was fresh, bright and clean with two windows, a comfortable bed, good linen and an excellent shower. The room was larger than I expected, had central heating and appeared to be fairly recently renovated, with a decent lock on the door. Furniture was in […] good condition and adequate for a traveller's needs. I particularly valued being given a quiet room away from street and elevator noise. The Hotel's location is excellent and very close to all transport. There is a laundromat next door and plenty of restaurants and grocery stores within a minute's walk. You will, however, need to be alert walking at night or early morning as you do in most large cities - I had no problems here though. There is free wifi but the signal is weak and frequently drops out, and there were a few days when it was not available at all. All staff are very friendly and helpful and I felt cared for during my stay. They are definitely trying to make people feel welcome. I would stay there again and recommend it to those looking for good value for money. 詳情
This is a great hotel for the price however you can hear all the drunk homeless people all night long outside the window.
"American Best Value Inn"
This hotel is located in the Tenderloin area of San Francisco. Great location if you want to get a true education on real life in the city. Need I say any more.

"cheap (... not in the good sense)"
the linens and towels were covered in fresh bloodstains. putting the towels on the floor (with stains clearly visible) only led to them being put onto the rack again. dirt everywhere - don't move any chairs or you will find an unpleasant surprise. wifi doesn't work reliably. although not far from the hilton, I wouldn't dare going into the neighborhood […] of the hotel at night as a woman. oh, and the breakfast is a joke - it's only some muffins. 詳情
"Inexpensive centrally located for seasoned travel"
If you haven't been to San Francisco or you aren't used to being in big cities then spend a couple hundred more to stay somewhere that your suburban sensibilities won't be offended. This place is in the Tenderloin district. Enough said. If you don't get that last sentence, don't stay here. Anyone from a large city won't mind it for a cheap place to […] sleep that is centrally located to the rest of the city. The rooms don't have AC, which isn't a problem in this city. They have radiator heat. Beds were fine. Room was clean. NO sign of any bed bugs. Repeat NO Bed Bugs during our trip. They did have those annoying City Flys. Not sure what their technical name is. But all big cities have them near warm areas. Kill em and shoe them out and they are gone. The building is older and a historical building so be prepared for a small elevator that is slow so use the stairs if you aren't a couch potato. It is a pretty cool building though. Breakfast was decent for travelers on the run. Good place that is incredibly inexpensive for the seasoned traveler that only crashes in their bed for a few hours a night. I had my fiance and my two daughters (9 and 12) and we were fine. In fact, they found China Town to be scary than the Tenderloin District. Use the valet parking. It is affordable parking and they were really good about getting our car when we needed it. 詳情
"Unlocked door... stolen computer"
The hotel, while near Union Square, was far enough away that it was not in a safe area. With our teenagers we were nervous outside of the hotel until we got a few blocks away. The hotel itself was a bit shabby and the service was minimal. The "breakfast" was bad muffins and worse coffee. Our rooms were cramped and had walkway for one person not to be […] on the bed at a time. The doors squeaked so that you could hear them open in another room down the hall, LOUD. One of the rooms had a door that wouldn't close unless you slammed it. My laptop was stolen out of the room because of the door issue and when reported to the hotel we received less than concern. 詳情
"Dont let the dirty lobby fool you..."
This hotel has a great staff and the rooms are very clean and have a nice San Francisco Victoria appeal to them. Bathroom is newly renovated. The lobby and frnt desk will scare you! Very dirty from entrance to elevator. The upper management need to paint, decorate and clean and then maintain cleanliness. I would stay there again for the price is good […] and the rooms are good. 詳情
"Homeless problem"
Hotel was in the middle of a homeless epidemic. Lobby was dirty, there were bugs everywhere and it took 3 phone calls to get a clogged toilet fixed. Only stay here if you are a college student.
"Good deal for cheap weekend getaway"
The hotel was old so I do not feel they could really improve the state of it. The room was nice and comfy for the price. The only problem I had was there was mildew on the shower curtains which I think should be easy to wash in a washing machine since they were cloth. The customer service was great. The neighborhood was like any I have found in a big […] city. Overall my stay was good and enjoyed that it was easy to walk around the city from the hotel. 詳情
"It was ok"
The hotel itself was fine but the location left much to be desired. It was a rough neighborhood which really wasn't to bad until it came time to try to get some "sleep". There was a lot of noise during the night I(homeless, garbage truck, police, etc.) and we had a lot of trouble sleeping. We wanted to be closer to the wharf but this location was within […] walking distance to the trolly line which worked out fine. The room was nice just very crowded with oversized furniture but it was clean and maintained and the staff was friendly. 詳情
"America's Best Value in San Francisco"
I sent our company's installers to stay at this hotel for a week. The men were frightened to walk into your hotel and the area due to high drug activity and a lot homeless people. The room was not clean at all, towels were ripped, gnats all over. Needless to say, we will not be using your hotel in the future. Regards, Renie
"not really bad"
alot of bad things were written which worried me sight unseen. but a good hotel overall. old, yes. but not decrepid. i stayed for 18 days as i was in a training class 2 blocks away at the nikko. deluxe room was on sale. wood floors-very good-, frtidge, microwave and bar sink.. remodeled bathroom with soap and shampoo like at the gym. big desk which […] i needed for homework. king bed and clean sheets and towels box fan to pull in cool air. radiator needed for a couple of nights that i controlled. pretty good sized room. downside. some homeless across the street and on some occasions got loud, but few and far between. and i had to go past them every morning, but not bothered by them. felt safe bus right out the door. safeway 1 mile away which u can take by bus. was a little market next to the smoke shop that had reasonable prices on items. everywhere else is expensive. 3 dollars for a can of tuna. whew.. overall, it was a great stay. quiet in the hotel and the staff were very friendly. well worth it especially from the highly overpriced hotels. 6 blocks from BART and 3 blocks from the cable cars. i will be back. oh, also only muffins and juice for breakfast, but fresh and free. and free wi-fi. see how much the other hotels charge a day. didnt have a car so i dont know there parking policies. good public transportation so no car needed, but several rental place 1 block away on ofarrell if u decide u need a road trip. fed ex 1 block away 詳情
"Old and not good looking hotel - not a good area"
This hotel was conveniently located close to Union Square, one block away from the Hilton. When walking back to the hotel I felt safe until I passed the Hilton. After that it was kinda creepy 'cause you really feel you are getting closer to the tenderloin. The shuttle driver almost ran away from that place when he dropped me off suggesting it was not […] a nice area to stay. The building is kinda old. Front desk area seems old and not that nice. Nice staff, very clean beadroom, comfortable bed. 詳情

"Good hotel, bad location"
If you want to sleep and take a shower this is a good hotel. The location is not very good, it's very close to a lot of homeless shelters so there are lots os homeless around. They're harmless but annoying sometimes. But the hotel is clean and the rooms well maintained. If the price is fair and you don't care about location, go for it.
"Bad neighborhood and bad hotel"
I would not ever stay in this hotel or this neighborhood. The neighborhood is full of drug addicts and homeless - impossible to walk on the street without someone touching you and really scary at night. The hotel is messy, small, keys were constantly not working, can hardly fit 2 people and suitcase in the elevator. Cleaned only a few nights out of […] my week of staying there. Do not go there. 詳情
"bedbugs?"
I got bitten by something repeatedly. I'm not sure that it was a bedbug - but I am concerned that it might have been. The hotel is right in the middle of the drug/prostitution area, and the decor matches that atmosphere. It's shoddy. Having said that - the room was fine (though noisy), and pretty clean.

"America's Best Value Hotel - San Francisco"
This hotel was a complete let down. The hotel lobby was shabby and the furniture black from wear and stains. The night worker was as little help as possible to us with no enthusiasm. The continental breakfast was the choice of a black coffee, orange juice and a muffin (flavour changed daily for surprise and varitety!!) The dining room was a misfit […] of tables shoved together with no decoration, character, etc - looked liked a spare room filled with tables and the vagrants hanging around the big window of the room were a little off putting. Thankfully the bathroom and bedroom was clean, shabby looking and needing a paint job but clean!! However, the towels that were changed daily normally always had a black stain at least once on them and were all thread bare and falling apart. The only good thing about this hotel was the location to the city centre and that it was surprisingly quiet at night with the other guests. 詳情
"Americas Best Value Inn, San Francisco"
The hotel was comfortable and the location was excellent in regards to walking everywhere in the city center. The neighborhood is a little sketchy but the homeless people never gave me or my friend any trouble, don't bother them and they won't bother you. Perfect hotel and especially the perfect location for us!
"Rough Area- NO Families!"
Me and my buddies stayed there recently for a couple of nights and it served our purposes but it is not for anybody who is wanting these things: safety, security, cleanliness, comfort or peace of mind. Crack heads and homeless were outside 24/7. The front desk guy told us where to go and not to go it was so bad. If I had a family I wouldn't bring them […] here but its ok if you aren't sensitive and just need a cheap place to crash. good locale. 詳情
"Not what I thought"
Hello, This hotel was a place to lay my head. Nothing more. The staff was nice, but the carpets and stairs were FILTHY! Filthy- filthy-filthy. large debris indicated that it had not been vacuumed in days or weeks. Pillows were mismatched from hard to almost flat. Towel racks were coming out of the walls. People on the streets were "hustling," and […] I was questioned by a few of them while walking across the street in my work attire if I was "a cop." We'll just leave it at that. There was dumpster activity in the middle of the night. Back and forth noise! Please move your garbage during the day. The walls are thin and it was very loud hearing the dumpster rolling back and forth, even at the 3rd floor I was on. Not a regular garbage can with wheels...large metal dumpster! Valet was not too bad. Didn't like pay $15 just to park my car, but that is not so bad. What was bad was the red jelly substance in the carpet the next morning! Not cool people! And my radio was completely changed to a different station! Yes--it was a jazz station, so I will be optimistic that the help was trying to leave me with a car set to drive off with nice music on. That said...just leave peoples radios alone. We have them set where WE want them already. No excuse for that jelly stuff on my carpet that I had to delay the start of my day to clean. The best part of this location, was the staff. they were indeed very nice. I will not stay there ever again though. Sorry, just not a well kept facility at all. I stayed on at a place on by the Marina the next day. $15 buck cheaper, WAY nicer and cleaner AND FREE I say FREE covered parking! No comparison at all. Quiet comfortable sleep with King bed! 詳情
"Get What You Pay For"
Our room was basically clean, some questionable stains on the linen but we just slept on a clean top sheet. The bathrooms were very clean and updated. The room size is extremely small, two people can't walk by each other but it wasn't a problem for us. The location is great, within a decent walking distance to the major transport systems (Muni, BART, […] & trolley). Within walking distance to LOTS of different food options, Union Square and tons of shopping. The neighborhood itself was a little sketchy. Definitely lots of homeless people, especially at night, but most are friendly and we didn't feel harassed or nervous (two girls traveling together). All in all, for the price you pay for this hotel, I feel that it is worth the money. On the plus side, the most amazing breakfast is only a two minute walk away, Dottie's True Blue Cafe and it is worth every minute you wait in line! 詳情
This hotel is a very cheap, run down hotel that is clean and in an interesting neighbouhood (that can be either entertaining or scary depending on your frame of mind). It is close to downtown amenities and transit. If you are looking for a hotel on the cheap with a quick juice and muffin breakfast and you are planning on spending most of your travel […] time outside of the hotel...then this is for you! 詳情
"not bad"
My original room was tiny and adjacent to another building that was not part of the hotel. They played their television loudly. The hotel staff was kind enough to move me to a bigger room across the hall. Which was very nice.

"Diamond in the rough!"
We had to make a trip to SF at the last minute to meet with Passport Agency. A quick trip, we were just looking for a good deal. The hotel, America's Best Value Inn, from the street probably would not be a place I would book, but when you get in to your room, what a pleasant surprise! Rooms have been refurbished, very clean, nice hardwood floors. For […] the price it was really remarkable! Absolutely a pleasant surprise! On top of it the hotel staff was SO nice and accomodating. Helping us with everything from dinner choices to working with us on a late checkout after getting stuck at the Passport office longer than we thought. I would definitely stay here again, you would not get any better for this price in SF!!!! 詳情
"Americas Best Value Inn & Suites Union Square"
The HORRIFIC experience started when we first TRIED to check in. Although Hotels.Com sent my reservations to the facility and I had all the confirmation and reservation information I was treated harshly. The person behind the desk was Rude, Not Helpful, Constently Yelling at me, Was Not Listening and was trying to give my reservations away. I constantly […] tried to tell him that my reservation was made and that I was getting the phone number for Hotels.Com so that this oversite can be corrected. When the problem was dealt with he was not appologetic nor courteous. We were given our room and to add insult to injury we had to find it ourselves. There were no helpful insights as to where to go to eat or what time the restaurants closed or advise as to the safety of the neighborhood. 詳情
"You get what you pay for!!!"
The hotel is what you should expect given what your paying for it. The room was fine. It was clean enough, could have used some frebreez for sure! The windows open so that took care of that problem. The phone in the room didn't work (wasn't a big deal for us). The "complementary breakfast"..some stale muffins and coffee. The immediate neighborhood very […] sketchy but one block away not so much. Great location for public transportation. Bottom line I would stay there again but not before searching for a more desirable place...and would pay a few more bucks to get it. Ladies traveling alone for sure don't want to stay there. For that matter ladies who aren't alone might want to consider better options. Alot of homeless people in the immediate area....but as I said a block away it get's MUCH better!! 詳情
"close to union square for great price"
For the price, a great deal, simple, cozy and just for sleep. A little noise by night but unless you are in an expensive hotel, this happens everywhere in big cities. Nice included morning muffins, coffee a,d juice. Really close from Union square and majors transportation stations.
"Best Value Inn, Union Square -- great deal"
Price was excellent. Was worried that the hotel would be crummy because of the great deal, but that was not the case. The rooms were great (hardwood floors) and clean. The neighborhood (Tenderloin district) had a lot of homeless people, but I never saw any crime or violence, just homelessness. Lots of people walking by at all hours though, so I never […] personally felt unsafe (I'm a 6'0 man though). Very close to Union Square and many public transit stops. 詳情

For the money in SF it's a great deal. Hotel has character. The building is a historical landmark. I think its highly underrated

"ghetto by one block"
Eventough, right in the center of San Fransisco near other expensive hotels, this hotel which is only 1 block away from Hilton hotel, lies in the ghetto. It is a weird transition going from a good block to a ghetto just by walking 1 block further. When you enter the hotel its looks ,smells and feels shady. The only positive thing is the room is descent […] and the bathroom is clean and tidy, so no complaints there. The indian man at the counter was realy nice and hold on to our bags the next dat after we checked out for the day so we could enjoy our tour without carrying our luggage. Overal , you get what you paid for but eventough the ghettoblock is no go for the next time. 詳情
"Not a good neighborhood..."
The staff was very friendly and accommodating. With that being said, the noise outside the hotel was very loud all night (homeless people yelling, and some kind of explosion / gunshot?) and due to the fact that there was "no air-conditioning" we had to leave the windows open - which equated to a very restless night and very little sleep.
